Facilities & Features

Below are listed what might be thought of as specification for Bobbin House. When completed some of this will be obvious whereas many facilities will be out of the way and not visible to the naked eye.

  • Ground Source Heat Pump (GSHP)
  • Underfloor heating with heat provided from GSHP
  • Solar panels to provide hot water in conjunction with GSHP
  • Possibly Photo-Voltaics to hopefully provide sufficient power to drive the GSHP so that it become largely free-to-use
  • Water Borehole (or if not achieved a Rainwater harvesting system)
  • Heat Recovery Ventilation System
  • Home automation. Generally the plan is to automate the house as much as possible with features to support security, lighting and control of services remotely via the internet. Also audio and video systems should be automated.
  • Central Vacuum
  • Green sedum roof on car port
  • Kitchen pantry
  • Wooden floors to bedrooms and upstairs living room
  • Stone floors to ground floor living areas and all bathrooms
  • Wood burning stoves in both living areas as backup to GSHP
  • Arrange electrics so that the distribution board is zoned so that a problem (e.g. earth leakage) with one part of the house doesn't take out the rest of the house. Spearate lighting and power circuits for the same reason.
  • Consider an always-on hot water cicuit to avoid the waste of water and the delay before hot water arrives at the tap.
